Standard Specification Of Finishes

THE STANDARD SPECIFICATION BUILDING SCHEDULE OF FINISHES IS DETAILED HEREUNDER. SELECTION OF ANY OF THE OPTIONAL EXTRAS IS FOR THE PURCHASER'S ACCOUNT.

The appropriate SABS codes of practice and specifications shall govern the quality of materials and workmanship and all work shall comply with the NBR and bylaws as prescribed by the Local Authority.

THE WORKS

1. Siteworks and Excavator

1.1 The contractor shall ascertain the nature of the ground by inspection of the site and shall allow for excavation to a depth of ± 500mm. Any reinforcing deemed necessary will be for the client's account.
1.2 Clear the entire site of all vegetation and trees and remove excess materials.
1.3 On completion, the site and pavement shall be cleared of all rubble.

2. Foundations and Floor Slabs

2.1 Foundation dimensions to be a minimum of 600 x 200mm or Engineers Specifications.
2.2 All filling to be of selected clean, hard dry earth, well watered and compacted in layers of 150mm max.
2.3 All floor slabs shall be a least 80mm thick overall and shall receive a level and smooth sand and cement screed.
2.4 Plinth brickwork in cement bricks.
2.5 Brickforce to every course in plinth.
2.6 All foundations will be constructed to Engineers specifications and inspection.

3. Superstructure

3.1 Internal/External walls to be of cement stock bricks complying with a comprehensive strength of at least 10mpa or greater.
3.2 Damp proofing – 375 micron DPC beneath all walls, at least 220mm wide under external walls and 100mm wide under internal walls.
3.3 Roof as per design on plan.
3.4 Lintels – above all openings including arch openings as necessary.

4. Carpenter and Ironmonger

4.1 Doors
Main Entrance – main entrance door shall be a solid wood ⅓ Panelled door, side hung with brass fittings onto a meranti wooden frame. Brass cylinder lock and brass handle and escutcheon shall be provided.
External
– external doors shall be frame and ledge meranti open back doors and fixed by hinges to a pressed metal frame. 4 lever lock and CP handle to be provided.
Internal
– masonite hollowcore door fitted with a 2 lever mortise lock and CP furniture hung with 1 pair of 100mm steel butts in a single rebated pressed metal frame.

4.2 Weatherbar
– 3 x 38 mm aluminium bar set in floor to external doors to project a minimum of 7mm above FFL.

4.3 Windows
– all windows and frames shall be meranti small pane casement window with side hung opening sections with putty glazing and solid brass furniture with burglar bars.

4.4 Skirtings
– skirtings shall be100mm supawood stained or painted.

4.5 French doors
– will be meranti small panel doors with meranti frame.

5. Roof and Ceiling

Roof will be constructed timber with concrete tile or echo precast slab as per plan.

6. Tiling

Floor tiling
– PC Value – R100m2 incl. Vat (no pattern tiling)

Wall tiling
- PC Value – R100m2 incl. Vat (no pattern tiling)

Kitchen
– Standard wall tiling to ceiling height (no pattern tiling)

Bathrooms
– Standard wall tiling to ceiling height (no pattern tiling)

7. Plastering

7.1 Internal – 1 coat plaster with tyrolene/ or smooth finish
7.2 Internal cills wood meranti

8. Painting

8.1 All plastered walls will be painted with a plaster primmer and finished with 2 finishing coats of acrylic PVA to ensure even spread with no blotching. All paints, oil stains, varnish, etc. shall satisfy the requisite SABS standard.
8.2 Exposed plumbing pipes will be undercoated with a universal under coat and one coat of acrylic PVA paint to match external walls.
8.3 Internal doors and doorframes will have a coat of universal undercoat and 2 coats of gloss enamel.
8.4 All ceilings will be painted with one fillercoat and finished with 2 coats of PVA.
8.5 All timber windows and doors to be coated with 2 coats of silkwood preservative.

9. Plumbing and Fixtures

9.1 One 200-litre geyser positioned to suit house design.
9.2 Two external standpipes with brass hose bib tap, one to be over gully and one to be on inside of front wall.
9.3 One cold water connection to dishwasher and washing machine with undertile stopcock above work top.
9.4 W.C’s – close coupled WC with matching cistern.
9.5 Taps – Mixers to basins, baths & showers as per samples.
9.6 Basins – Guest and second bathroom to have basin with pedestal.
9.7 Sink shall be fitted with 15mm sink mixer.
9.8 All baths shall be white plexicor baths with handles 1 800 x 700mm.
9.9 Shower door – Trimatic to suit shower opening, showerlux or similar.
9.10 Soap dishes – as per samples.
9.11 Toilet Roll Holders – as per samples.
9.12 Towel rings – as per samples.

10. Electrical Installation

All materials and equipment used shall comply with the latest editions of the relevant SABS Standards.

3 Light fittings are to be selected by client from supplier selected by contractor. PC allowances for light fittings - All Houses – R4000.00 exc vat

11 Floor Covering

Carpeting and ceramic floor tiles.
Carpets as per samples, to be standard to all bedrooms.
Tiling to be standard to kitchen, bathrooms, guest toilet, lounge, dining room, entrance hall, stairs, passage, under stairs, balcony and porch as per specs.

12 Glazier

1 WC and bathroom windows to be glazed with 4mm obscure glass – all other glazing to be as per glazing regulations.
2 All glass to be properly puttied, back puttied and sprigged where required and to be cleaned on completion.
3 All glass doors receive 6.4mm safety glass.

13 Kitchen

Fitted melamine kitchen to be provided for as per kitchen layouts.
Kitchen appliances R4000.00 excluding Vat.

14 External Works

1 Paving – allowance of 50m2 per unit
2 All sites to be landscaped to the value of R12250.00.

15 Built in cupboards

Built in cupboards as per plan.  1/3 shelves and  2/3 hanging, white melamine shelving and melamine doors.

16 General

(A) Curtain tracks – double curtain tracks to all living areas and single track to bathroom(s) and kitchen, Kirsch or similar tracks.
(B) Central Vacuume cleaning system.

17 Double Garage – 36m2

Includes one double timber tip up garage door motorized, 1 double plug point and one internal light point with wood floated plastered walls.
