Buying Off Plan


Off Plan refers to an architects drawing rather than an actual house. The house you are looking at on a plan has not yet been built. This form of selling is done within a complex, estate or township development.

There are a few items to consider before entering into any agreements of sale.
  1. Is the purchase price inclusive of the land?
  2. Are there any hidden costs? ( ask the agent he is obliged to tell you )
  3. Can you afford the bond ? ( check Purchase costs )
  4. What is the average price of the sales? Does your house fall below or are you investing too much. I.e. Are you buying a R1 mil house where the average house around you is only R500 000. This affects your property value in the long run if you wish to re-sell later.
  5. What security measures have been planned for within the complex and your house.
  6. Has the developer done any other developments and where? (You should make a conscious effort to visit one of the other developments. This will give you an idea of the quality of workmanship and overall professionalism of the development team)
  7. Has the development been on show for a long time? (this will give you an indication of property demand in the area. It's not advisable to buy into a development that has been on show for a year or more. Questions should be why are they struggling to sell? What have you missed?)
  8. Ask the agent questions like - If there is any major roads planned for the area?, What about traffic ? , Where is the nearest highway?
  9. Are the complex's nearby in the same price range as what you are looking at?
  10. Have the developers included the light and water meters? (These two items although small can cost you +/- R5000 )
  11. Are there more phases within the same development? ( Additional phases add value immediately to your property. For instance the house you buy in phase 2 was selling for R700 000 but after 1 year the developer is now selling the same house in phase 4 for R1 mil. due to demand. So your property value has increased purely due to demand of over R300 000 )
